The planning commissioners asked Anderea Gonzalez of Fitch Irick everything from site selection to screening tenants. Gonzalez presented well and answered the questions even better. It seemed like to commissioners were looking to get to know her as much as getting to know the property.

Rob Sessoms asked, “where is closest project you’ve done?” in order to go visit himself. Gonzalez also was asked how long they’ve been in business and where their other projects are. 15,000 units across the East from DC down to the base, she said.

This is a 56-unit apartment building with three floors and no elevators. It will be income-qualified and target 50% of area income and 40% of area income parked with 98 spaces.

Parking ratio, unit mix, tenant screening, and future ownership were posed to Gonzalez.

She held her own and responded in a contained way, explaining Fitch Irick will be managing the property for 30 years. They provide tenant screening with their own prop management company.

The Retreat at Burlington

The Retreat at Burlington is a historic rehabilitation project, without the historic building. This urban infill opportunity is bread and butter for Richard Angino and Third Wave Housing, the developer who brought the Oneida Hill Lofts to Graham.

The site is close to new schools around the corner and the Burlington Athletic Center.

Angino was asked, where else they have buildings. It helped when the commission was reminded that they are dealing with a local. It also helped that he went after the project above and that they did well.

The developer also said they have not decided if they are going to be affordable or market rate units.
